Get as many people to see your house as possible for the best chance at having some of them actually take a look through the house. When the right buyer comes along you’ll have a sale.
Ohio Real Estate – House Selling Tips: Selling a house is really no different than selling shoes or high end watches. Who once said that if you can sell, you can sell anything? This is why you will often see a salesman selling vacuum cleaners go to work with a computer supply store. Selling is all basic knowledge of human nature and how to convince them to buy what you have to sell.
Do you need to be a salesman to sell your house? Well, yes and no. The house will actually sell itself to the right buyers. Your job as a seller is more to create interest and get those interested over to look at the house. The buyer looking for what you have available is determined to buy a house and therefore you are playing to a unique audience.
Many buyers have gone to the trouble of approaching a lender and getting pre-approved for a loan so when they find a house they can confidently make an offer knowing they are in line for a loan. This means they do intend to buy something and are in the process of deciding which one they want. It’s not IF they find a house they want as much as it is WHEN they find the right place.
Selling requires generation of leads. Leads are potential buyers. They come from direct contact, from online ads they’ve seen about your property, from newspapers and flyers, and from word of mouth. It would be very rare for you to show the house to one or two buyers and have a sale. Like selling anything else, it takes contact with several potential buyers to make just one sale. Since all you have to sell is one, that won’t be as challenging as trying to sell 6 of the same thing but it is indeed a challenge all the same.
The house will sell itself when you find the right buyer to look at the house. A buyer must see your ad first, though. There must be cases where one house would better suit a particular buyer but the buyer didn’t know it was for sale before settling for another house that’s almost as good. Making your house sale known to as many people as possible will increase your chances of finding the buyer that really wants your particular house. This may not be exactly the same as generating leads to sell hardware, but the concept is the same.
