While those who are looking for a house to live in may want the same basics in a new house, others are buying houses for different reasons and may therefore have different criteria. Real estate investors are looking for things like location, resell possibilities, bargain prices that will allow them to make the maximum profit for the least amount of outlay, and possibly the rental market in the neighborhood. If they plan to fix the house up to rent it out, there isn’t going to be the demand for perfection in the details. They would rather tighten up the loose doorknobs and repaint the living room than pay an extra several thousand dollars for the house.

A home buyer will have something else in mind. They want to pull up in your driveway and be charmed by the curb appeal. They will want to feel as though they will be proud to live there. Then they’ll walk through the front door and start looking for all the obvious and stand out things that make the home pleasant. Giving the house a fresh coat of paint all over, inside and out, will do wonders in that case. The house will appear cleaner and better cared for and you’ll be able to do that with the minimal expense of a few gallons of paint.
Some home buyers are more interested in location than in the actual beauty of the house, however. Make sure that if your house is conveniently located to stores, good schools, libraries, coffee houses, gyms, recreation centers, or natural parks and other places that appeal to those in the business of living full and active lives, be sure to mention these prime spots to your buyers in your listing information.
Is the house in an area known for its quality of living or does it have award winning schools? Say so. Tell buyers as much as you can within the listing so you can appeal to a wider audience. There is much competition out there in today’s real estate market, so give your house every advantage you can think of when you discuss the features of the home and the neighborhood it sits in.
