If your house is close to sold but lacks a few negotiating points with the buyers, try adding in something that would enhance the purchase of the house that you know the buyers had admired when seeing the house for the first time.
Ohio House Selling Help – Clayton House Buyers: When you have had an offer on your house, you’ll give the buyers a counter offer that is typically a bit higher than what they have offered you in price. The usual scenario ends in the final price being somewhere between the asking price and the initial offer sent to you by the buyers.
There’s more than price that can be negotiated, though. This might be a good place to look for things you can offer the buyer other than a lower price if you don’t have the wiggle room where the money is concerned. A house contract usually does include things such as appliances left for the buyers or taken by the sellers, a boat with which to enjoy the nearby lake, a four wheel drive vehicle worked into the contract for the buyers as they will need one to get around the neighborhood in the winter.
Sometimes adding extra ‘perks’ works better than money off the asking price.
You may owe a significant amount on your home mortgage which you’ll have to pay off when the sale is complete. It might even be enough that the buyer’s offer will have to come very close to the original asking price in order for you to make the mortgage payoff. Where this is the case and you have an interested buyer, be creative about what else you can offer in place of actual cash money off the price of the house.
Is there a beautiful and picturesque porch swing that really makes the look of the house complete? You were planning on taking to your next house, but perhaps the new owners would love to have it. What about the custom chandelier over the dining area? You had planned to take that, too, but the buyers really like it and were a little disappointed to learn that you excluded it from the purchase. Put it back into the negotiations and let them keep it.
If there is something the buyers like, but you were planning on taking it with you, let it go. If you’re desperate to sell the house and the only thing holding you up is a few thousand dollars in negotiation of the price, try adding the items back into the contract to see if the buyers are happy with that. Your $300 chandelier could save you the sale of your house and $3000 in the final contract price. Weigh the importance of the items versus getting the house sold to help make your decision.
